Every detail
earns its place.

Two villas on the same street, with the same size and view, can attract very different guests. The difference is almost never the address. It is what happens inside, and whether a guest walks in and immediately understands they are somewhere considered.

The standard is not a look. Residences in the collection do not resemble one another. Each keeps its own architecture, its own character and its own identity. What none of them will do is fall short of the level below.

What the standard requires

Four things every residence must have.

None of this is styling for its own sake. Each one changes how a stay feels and whether a guest comes back.

The Objects

Furniture chosen with intention rather than picked from a catalogue. Nothing generic, nothing flat-pack, nothing that could belong anywhere.

The Art

Original works or carefully selected pieces with genuine artistic merit, placed for the space rather than bought to fill a wall.

The Amenities

The details a guest touches. Linens, towels and bathroom products of real quality. Small in cost, disproportionate in effect.

The Feel

Arrival should feel like the finest room the guest has ever stayed in, and unmistakably like a home. Lighting, comfort and immaculate condition working together. No photograph of a view will produce it.

Two ways into the collection

Some residences are already there. Others can be brought there.

Some of Dubai's finest residences already meet the standard. Beautifully designed, furnished with judgement, immaculately kept. For these, joining the collection is a matter of preparation rather than change: the hospitality, the amenities, the photography, the presentation.

Others have the location, the architecture and the fundamentals, and need selected improvements to reach the level. Where that is the case, we identify exactly what is required and supervise it. No more and no less.

One requirement is structural rather than aesthetic. Because each residence is looked after by a housekeeper who lives on the property, the staff quarters must have their own entrance from outside. A guest should never feel they are sharing the house, and someone should be able to reach the residence without walking through it. Greystone was arranged this way, and it is the layout the collection is built around.

What the collection cannot include is a residence that falls short of the standard and stays there.

Before Dubaldo Collection existed as a name, the standard existed as a property.

From 2018 to 2022, Alessandro D'Ubaldo owned and operated Greystone, a private hospitality residence in DAMAC Hills serving a UHNW international clientele. The interiors, the hospitality, the maintenance discipline and the commercial approach that define the collection were developed and proven there.

The discipline

Held to it permanently, not just on opening day.

Any operator can present a property well in its first month. The standard is only worth something if it is still intact in year three, after dozens of stays. That is a maintenance commitment, not a design one: planned refurbishment, preventative upkeep and periodic renewal, so the residence is protected rather than presented well once. It is also why the collection is limited to twelve residences. The limit protects the attention required to hold the standard over time.
